Approx. 152 acres east of Linder Rd. approx. 1/3. mile south of Victory Rd.
Dear Brad:
As you are aware, we have been working with Ada County and Meridian staff, as well as the
Meridian City Council, to determine a feasible option for the development of the referenced
property. The property is currently approximately y., mile from Meridian City limits (within
Meridian's Area ofimpact) in Ada County. Various scenarios have been discussed with the parties
involved. As we discussed on Wednesday (February 5, 2003), you indicated that the Meridian City
Planning staffwas most favorable with the scenario involving rezoning and platting a small portion
of the overall site (approx. 39 urban size lots). Further, you were unaware that the developer was
willing to limit the number of lots developed per year if the entire property were submitted for
preliminary plat. You suggested that we prepare a concept or sketch plat for approval on the enili'e
152 acres (approx. 455 lots). My understanding is that with the approval of the concept or sketch
plat by Ada County (with support fÌ'om the City of Meridian), the developer would then have
general approval of the project.
As you suggested, we are proceeding with the concept or sketch plat for the entire 152 acres. We
will strive to have the concept plat prepared within the next two weeks, and would like to meet with
Meridian staff to all for review of the concept plat prior to the next Meridian City Council meeting
on the project (March 11,2003). I would like your input as to whether or not we should design the
concept plat in accordance with Meridian zoning standards, including the R-4 dimensional
standards. As we discussed the developer is willing to limit the number of lots that can be
developed each year to around 40 lots, until such time as City of Meridian services are available.
With the approval of the concept plait, the developer could construct a city sized well and dedicate
the same to the city at a negotiated time. Further, the developer would consider other dedications,
such as park areas, to the City of Meridian. Finally, the devel,oper would enter into the appropriate
agreements and enter any appropriate plat noteS to ensure the annexation of the property when
contiguous to city limits.
