The Plat dimensions are approved by the City Engineer; and 2. (FP-01-009) We have reviewed this submittal and offer the following comments, as conditions of the application. These conditions shall be considered in full, unless expressly modified or deleted by motion of the Meridian City Council: APPLICATION SUMbiARY This application proposes to create 13 single-family residential lots and 3 landscape/common lots at a gross density of 2.03 dwelling units per acre. This plat would be the fuml phase of the Meridian Or.ns Subdivision (them ar~ three existing, built-out phases of Meridian Orecns). Tbe 7.88-acre porcel is an infill parcel, surrounded on all four sides by existing development. There is a new public collector roaa (sE s Way) and a new cul-de-sac proposed within the plat. LOCATION The property is generally located on the south side of Overland Road directly across from Western Equipment, between Meridian Road and Locust Grove Road. It is desisted as Existing Urban in the 1993 comprehensive plan, SURROUNDING PROPERTIES North - Western Equipment, zoned C-G South - M~'idian Greens Subdivision No. I, zoned R4 East- Eigb~ile Lateral and Hunts Bluff Subdivision, zoned R-4 West - Mer~alan Greens Subdivision No. 1, zoned R-4, and three Ada County lots, zoned R1 SITE SPECIFIC COMMENTS Applicant is to meet all terms of the approved preliminary plat. The engineering plum submitted with the application indicate that this development's pressurized irrigation system is going to connect tO tho existing systom in Meridian Greens Unit No. 1, a system owned by the Meridian Greens Homeowners Association. Street signs are to be in place, water system shall be approved and activated, pressurized irrigation system approved and activated, dralnag~ lots constructed, perimeter fencing installed, and road base approved by the Ada County Highway District prior to applying for building permits. All development improvements shall be installed and approved prior tO obvaining certificates of occllpailcy. A let'~r of credit or cash surety in the amount of 110% will be required for all fencing, pathways, landscaping, pressurized irrigation, sanitary sewer, water, etc., prior to sj~o~mture on the final pla. Sanitary sewer service to this site shall be via extensions from the existing main line in S.E. Fifth Way. Subdivision designer to coordinate main sizing and rovting with the Public Works Department. GENERAL COMMENTS Any existing irdgafion/dr~insge ditches crossing the property to be included in this proj~, shall be filed per City Ordinance 11-9-605.M. Pian,~ will need to be approved by the appropriate irrigafion/draixmge district, or lateral usexs association, with writlen confirm:~fion of said approval submitted to the Public Works Depaximent. Ally existing domostic wells and/or septic systems within thin project will have to be removed from their domestic service per City Ordinance Section 5-7-517. Wells may be used for non-domestic purposes such as landscape inigation. Determine tbe seasonal high groundwater elevation, and submit a profile of the subsurface soil conditions as prepared by a soil scienti~ with street development plans. 5. Provide five-foot-wide sidewalks in accordance with City Ordinance Section 11-9-606.B. Submit a l~tter from the Ada County Street Name Committee, approving the subdivision and sueet names.
