1. Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada
CoWlty Highway District and Meridian Ordinance. Dimensions will be determined by
the City Engineer. All sidewalks will be five (5) feet in width.
2. Proposed use is in conformance with the City of Meridian Comprehensive Plan.

Dear Planning Staff:
This preliminary plat was approved in approximately 1998. A final plat, a time extension and
variance were approved. The application expired just as we obtained construction plan approval.
We are resubmitting the preliminary plat for processing consistent with the previously approved
project. The parcel is zoned IL (light industrial) and is 12.081 acres in size. The application
consists of (7) commercial lots and (1) common lot for storm drainage.
No variance is requested with this application. No traffic study is required with this submittal
since this is the last phase of a larger previously approved project.
I met with Shari Stiles for a pre-application conference in April 2002.

Dear Stan;
We have reviewed the sanitary sewer and domestic water development plans you have submitted for this
. development, and accept them for construction purposes. By stamping and signing the improvement plans, the
Registered Professional Engineer ensures the City that the plans conform to all City standards and policies.
Any variances or waivers to these standards and policies must be specifically and previously approved in
writing by the City. Acceptance of the improvement plans by the City does not relieve the Registered
Professional Engineer of these responsibilities. This acceptance shall expire one year from the date of this
letter. If construction has not commenced by the expiration date, plans will have to be resubmitted for review
before construction may proceed. You may schedule a pre-construction meeting with us after you receive,
roadway plan approval from the Ada County Highway District, pressurized irrigation plan approval from the
entity having jurisdiction over design and construction, and sewer & water plan approval from the State of
Idaho Department of Environmental Quality.
This development is within the area of the City Urban Service Boundary. Our water distribution system can
provide domestic water service, and the minimum required fire flow (1500 GPM) to this development, and we
can accept the sanitary sewage wastes for treatment at our sewage treatment fucility. These determinations
have been made by use of a computer models developed for our fucility plans.
Please provide twenty (20) sets of "Construction Plans" to my office a minimum of 3 days prior to the pre-
construction meeting. All plans being nsed on the job site must have the City of Meridian Approved for
Construction stamp affixed to them. At job completion, record drawings (print and electronic media), and
final construction costs must be submitted to the Public Works Department. The new mains will not be
considered final until these items are received. If you should have any questions, please don't hesitate to call.

The District has reviewed the plans for the above referenced project and they are accepted for public
street contingent upon the following entities being completed as noted herein. By stamping and
signing the improvement plans. the Registered Engineer ensures the District that the plans confom1 to
all District policies and standards. Variances or waivers must be specifically and previously
approved by the District in writing. Acceptance of the improvement plans by the District does nol
relieve the Registered Engineer of these responsibilities.
The following conditions are required and shall be completed prior to scheduling of the pre-

6. A statement describing the primary purpose of the facility is for storm Ivater. Any additions to
the facility, such as park benches or additional landscaping, should be considered temporary and
may be removed when heavy mnintenance of the facility is needed. Replacement of these items
will be the responsibility of the Homeowners Association.
CC & R's Requirements
I. The recorded restrictive covenants shall include a section describing the maintenance
responsibilities of the property owners within the development.
2. The Maintenance and Operation Manual outlined above must be referenced.
3. The recorded restrictive covenants shall include wording that:
a. Gives the District the right to inspect such facilities, and if necessary, promptly
perf 01111 any required maintenance.
b. Requires District conClllTenee with any proposed changes in the previously approved
documents.
c. Allows the District to assess the costs of any required maintenance to the property
within the development, including the use of liens andlor assessment of maintenance
costs against the real property taxes owed by the lots within the development.
Required Post Construction Submittals:

The following submittals are required after construction and prior to District acceptance of the public
street improvements within the subdivision:
I. An electronic record of the as-buill construction drawings and linal plat of the subdivision.
