Broadway Ave. Meridian, Idaho 83642 Attn : Planner p. 208.884.5533 Re: Comprehensive Plan Map Amendment and Annexation - Application Narrative Comprehensive Plan &Annexation We are proposing a Comprehensive Plan Map Amendment and Annexation to Parcel S1108336200, located at 120 N. Nola Road. The proposed area of annexation is 1.614 acres, more or less. This parcel currently resides outside of the city limits of Meridian, however, is bound on all sides by parcels within the city limits of Meridian. This parcel has been identified as a future land use of commercial, coinciding with the future land uses of the adjacent parcels to the east and south. This parcel also coincides with the parcels directly adjacent to the west (Fig. 3) and north (Fig.2) which have been identified as General Industrial _ comprehensive plan designation and I-L zoning E Lanark St designation. The current ADA County Land Use designation for this parcel is RUT Rural Fig' Transitional. Fig. 3 The proposed I-L zone designation and future land Z! ii ii .wTIN � use designation of General Industrial provides an � / � improvement to future growth in this area per the E-FRANKL•I' N-RD comprehensive plan by allowing a range of uses on o this parcel that support industrial and commercial activities. Even though this parcel may appear on t the future land use map as connected to the d overall commercial zone area, it is in fact 3: disconnected from the E. Franklin Road corridor E Springwood which provides frontage to the existing adjacent o commercial uses, which are needed in commercial only type uses. The subject parcel is substantially 0 o lower in elevation than the adjacent commercial uses which will not allow the inability to have direct connection or continuity to the adjacent commercial uses (Fig. 4). Annexation of this parcel with an I-L Zone use will allow uses complimentary to the existing uses in the General Industrial future use area while also providing a better transition from General Industrial to Commercial along the E. Franklin Road corridor entering Meridian. The comprehensive plan uses in this area may include warehouses, storage units, light manufacturing, flex, and incidental retail and offices uses which corresponds to the anticipated proposed use of a Flex Warehouse on this parcel.
