Idaho Street Meridian, 10 83642 Re: MI 07-009 - Winston Moore - Dorado Subdivision Dear Madam Mayor and Members of the City Council: We are the owners of four residential properties in the Overland Way subdivision which adjoins the Dorado Subdivision which is also known as Grandview Station. We have reviewed the application MI 07-009 from Mr. Winston Moore for the modification of the Development Agreement and concept plan and we are opposed to the proposed modifjcation. We do not oppose the proposed change from two buildings to one building, but we do oppose the shifting of the building from the south of the lot to the north of the lot. This shift will negatively impact the residences in the Overland Way Subdivision, especially the home owned by Mr. and Mrs. Sasser at 1546 S. Loder Place which is contiguous to the subject parcel. The applicant argues that prospective tenants have repeatedly rejected the site because the proposed building fronts Overland Road. This does not appear to have been a problem for the Tully's building or the Qdoda building which both front Overland Road and have parking on the north side of the building. The applicant states that the depth of the subject property limits the design options for the subject property. It appears that the applicant may be trying to fit too much building on too small of a parcel. It would seem reasonable that the building size be reduced and the Development Agreement not be modified to allow the building to shift to the north with parking fronting Overland Road. Grandview Station is shaping up to be a very nice development and we appreciate the efforts of Mr_ Moore and his staff. We feel that it would be shortsighted for the City of Meridian to modify the Development Agreement and allow the building to shift to the north. Such a modification would not only negatively impact the adjoining residential uses, but also compromise the Entryway Corridor design standards which this parcel is subject to.
