A parcel being Parcels 1, 2, and 3 in Special Warranty Deed Inst. No. 2022-046320, and a
portion of the right of way of S. Rackham Way, located in the Southwest Quarter of the
Southwest Quarter of Section 16, Township 3 North, Range 1 East, Boise Meridian, City of
Meridian, Ada County Idaho, more particularly described as follows:
COMMENCING at the Southwest corner of said Section 16, from which the South Quarter of
said Section 16, bears South 89°14'12" East, 2665.05 feet; thence, along the South line of said
Section 16,

B. North 00045'48" East, 66.00 feet to the northerly right-of-way of E. Overland Road, being
the Southwest corner of said Parcel 3 and the POINT OF BEGINNING; thence along the
easterly right-of-way of S. Eagle Road the following two (2) courses:

2. North 00040'55" West, 576.57 feet to the northwesterly corner of said Parcel 3;
thence,
3. North 89031'51" East, 1.00 feet to the beginning of a non-tangent curve; thence,
