Development Agreement Legal Description
A parcel being Parcels 1, 2, and 3 in Special Warranty Deed Inst. No. 2022-046320, and a
portion of the right of way of S. Rackham Way, located in the Southwest Quarter of the
Southwest Quarter of Section 16, Township 3 North, Range 1 East, Boise Meridian, City of
Meridian, Ada County Idaho, more particularly described as follows:
COMMENCING at the Southwest corner of said Section 16, monumented by a 2.5" brass cap
(Corner Record Inst. No. 103135428), from which the South Quarter of said Section 16,
monumented by a 3" brass cap (Corner Record Inst. No. 108008840), bears South 89014'12"
East, 2665.05 feet; thence, along the South line of said Section 16,
A. South 89°14'12" East, 95.33 feet; thence,
B. North 00°45'48" East, 66.00 feet to the northerly right-of-way of E. Overland Road, being
the Southwest corner of said Parcel 3 and the POINT OF BEGINNING; thence along the
easterly right-of-way of S. Eagle Road for the following two (2) courses:
1. North 29056'11" West, 44.92 feet; thence,
2. North 00040'55" West, 576.57 feet to the northwesterly corner of said Parcel 3;
thence,
3. North 38058'11" East, 112.93 feet to the southwesterly corner of Lot 4, Block 1 of
Oxygen Subdivision No. 2, recorded in Book 113, Pages 16703-16705 records of
Ada County; thence, along the southwesterly line of said Lot 4,
4. South 51°18'08" East, 194.47 feet to the northwesterly corner of Lot 1, Block 1 of
Stonemont Subdivision, recorded in Book 118, Pages 18044-18046 Records of Ada
County; thence, along the westerly line of said Lot 1
