Project: CabelIa Creek
Location north side of Victory Road, approximately o/-i-mile east of Meridian Road
Requested Vacation: 1O-foot wide utility, drainage, and irrigation easements; a 25-foot future
road easement; and a 15-foot farm-access easement. In 2005, Cabella Creek Subdivision was
approved by Council; however, prior to signature of the Final Plat for Cabella Creek, the
easements created with Kachina Estates must first be vacated.
The Council should note that the Ten Mile Drain bisects the subject property. While the
Applicant is proposing to vacate the drainage / irrigation easement established for this waterway,
created with the recordation of the Kachina Estates Subdivision, they have also proposed a new,
60-foot wide easement spanning the Ten Mile Drain, to be dedicated with the recordation of
Cabella Creek Subdivision, to the Nampa & Meridian Irrigation District.
Staff Recommendation: Approval; we have received all necessary relinquishments
Outstanding Issues before Council: Need a relinquishment from neighbor to the east with regard
to the farm access easement.
Project: Doris
Location: comer of East Fairview Avenue and North Locust Grove Road
Requested Vacation: The subject site, Lots 2 and 3, Block 2, of the Doris Subdivision are
currently vacant and Lot 1 is currently improved with an automobile oil and lube facility on the
southern portion and a certificate of zoning compliance has been issued for a 4,800 square foot
multi-tenant retail building on the northern portion. A Record of Survey (7535) prepared by
Treasure Valley Engineers and recorded August 31, 2006, shows the new property boundaries to
accommodate future development of the subject site. The Applicant's intent is to construct a
commercial building on Lot 2 which will span across the platted easement. The Applicant is
proposing to dedicate a new 10' wide public utility easement around the entire perimeter of the
property boundaries of Lots I, 2, and 3 of the Doris Subdivision which is acceptable by all the
utility providers.
Staff Recommendation: Approval; we have received all necessary relinquishments
