A. Request: Annexation of 5.81 acres of land with the R-8 zoning to construct a 22,630
sq. ft. church.
B. Request: Conditional Use Permit for a church in the R-8 zoning district.
Motion to recommend approval to City Council made by Commissioner Gelsomino, Seconded by
Commissioner Stoll.

5. Public Hearing for Meridian Office Building (H-2026-0020) by CSHQA, located at 3514
E. Louise Dr. Approved
A. Request: Conditional Use Permit to construct and operate a 5,000 sq.ft. office
building on 0.54 acres in the L-O zoning.

6. Public Hearing for Regency at River Valley Phase 3 (H-2026-0010) by Bach Homes,
located at 3270 E. River Valley St. Continued to August 20, 2026
A. Request: Modified Development Agreement to the existing development agreement
(SGI Inst.#113005608 & Bach Storage Inst. #2020-062947) to remove the subject
property from the existing agreements and enter into a new agreement with a change
to the conceptual development plan and use from an indoor self-service storage
facility and retail store (Option A) or drive-through restaurant (Option B) to two (2)
multi-family buildings with 88 dwelling units.
B. Request: Conditional Use Permit for an 88-unit, multi-family development on 2.57
acres of land in the C-C and C-G zoning districts.
Motion to continue to August 20, 2026 made by Commissioner Perreault, Seconded by
Commissioner Smith.
