This will be the second Kiddie Academy in Meridian, as KA #1 is fully operational and is located off of E. Victory Road in Meridian. KA #2 (like KA #1) will be a single story building of 8640 sq. ft. of floor area and like KA #1 will be a childcare facility. The play area for KA #2 will be approx. 8040 sq. ft. in area comprised of hard and soft surfaces with play equipment and surrounded by 5-0" high steel fencing. The total number of students at this facility (at one time) is anticipated to be C 188 and the hours of operation will be M-F 7 am to 6 pm. The overall site area is 57,860 sq. ft (1.33 acres) with 40 parking spaces with open landscape areas comprising approx. 11.85% of the property and an enclosed trash enclosure (location reviewed and approved by Republic Services). 1�1 The exterior building finishes are comprised of stucco, stone and wood accents with highest elements of the building approx. 20'-0" above finish floor. Horizontal entry covers are provided around the building and the roof coping varies from 15-0" to 17'-0" above finish floor to break up the roof lines along with breaks in the wall planes to create interest and shadow lines on the exterior building faces. Caleb Hood, Deputy Director Community Development Services Meridian City Hall RE:Pollard Subdivision—Development Agreement Modification Instrument#2019-060655 Dear Mr. Hood: Enclosed is the application for Pollard Subdivision Development Agreement Modification.This request is to modify the existing Development Agreement(Instrument No. 2019-060655)to remove a portion of the originally approved development area,to accurately reflect current development activity and to allow for independent progression of the identified lots.The original layout is shown in Figure 1 below and provided on updated site plan. The requested Development Agreement Modification applies to Lots 1 through 7 of Block 2,generally located west of N. Levi Avenue and south of W. Four(4) lots (Lots 1, 2, 3, and 6) have been sold. Three (3) of which (Lots 1, 2, and 3) have submitted permits to begin vertical construction by their respective owners. Lot 7 is a utility lot and will not be further developed,the remaining lots (Lots 4 and 5) are anticipated to be sold and developed by future users.The Development Agreement Modification does not propose any changes to the approved development standards, infrastructure, or overall design of the final plat.
