RE: Ten Mile Taco Bell
Conditional Use Permit Application

Dear Planning Staff:
Please accept this letter of explanation for the new 2,053 square foot Drive-Thru Taco Bell restaurant that will
be located at 3272 W. Grand Mogul Drive along S. Ten Mile Road in the new District at Ten Mile development.
Our client looks forward to opening this restaurant in the City of Meridian.
The application being submitted to the city is for a Conditional Use Permit(CUP)that is required for any project
with a drive-through. Our drive-through is defined as Tier 2: A drive-through associated with a restaurant,
limited to a designated order area, a stacking lane, and a pick-up window.
The design for this Taco Bell follows the new Endeavor Prototype The design will fit into the overall look/scale of
the adjacent commercial properties.This design utilizes non-reflective, durable materials with a neutral earth
tone color palette of grays, browns, and creams.The trademark Taco Bell purple color has been used to create
pops of color against this background.The finish materials include two different products from James Hardie:
the Artisan V-Groove siding and the Reveal Panel System. Weathered Rustic Metal Panels are used to create
points of interest on the elevations at the corner tower and over the main entrance. Signage on the building has
simple purple and white bells and text and fits into the clean lines of the building. Overall,the building will be
recognizable as a Taco Bell but will still fit into the context of the development and neighborhood. Please see
our elevations for reference.
The site design took into account feedback given at our Pre-App Meeting with the city.The drive-thru shall be a
separate lane from the circulation lanes needed to access parking.The drive-thru lane will allow for an 9-vehicle
stack as a means to prevent the obstruction of site's drive aisle.The drive-thru lane is to have a width of 12' and
an 11-ft wide escape lane will be provided at the point vehicles get to the menu board.The drive-thru lane
begins on the SE corner of the site and wraps around the east between Ten Mile and the building to exit on the
NW corner of the site.This allows for visibility from Ten Mile Road as well as from Grand Mogul Drive and Cobalt
Drive.The site allows for an additional stack of 5-8 cars on site if needed that will not impede on traffic to other
locations within the development.There is easy access to the trash enclosure so the trucks do not have to back
up to leave the site.The trash enclosure design has been approved by Republic Services. We have provided a
pedestrian pathway to the sidewalk that follows the circulation lane through the development. 26 parking
spaces have been provided on the site that include two ADA accessible spaces. We will be providing two bicycle
parking spaces.
Our site design has taken into consideration the landscape requirements for the perimeter buffer and parking
lot.The landscaping design provides a variety of trees, shrubs, and other vegetation that meet the allowed
varieties and meet or exceed the required number of plants. Please see the included color landscape plan for
more information.
We held our neighborhood meeting on June 3rd but had no attendees. We have included a copy of our letter
that was sent out as well as a copy of the sign-in sheet.
