Subdivision Narrative for Project: Northpointe Commercial Subdivision
We are requesting approval of a Short Plat to do a simple split subdivision of one existing parcel into two
legal lots at 1788 W McMillan Road. The subject property is currently on 0.98 acres, and after the split
Lot 1 would be 0.535 acres and Lot 2 would be 0.449 acres. The current lot is zoned C-G and the two
newly created lots would remain C-G which is consistent with the City of Meridian Comprehensive Plan.
The proposed Short Plat is in conformance with all requirements and provision of Meridian's UDC
including Title 11, Chapter 6 (Subdivision Regulations), and conforms with acceptable engineering,
architectural and surveying practices and local standards. The plat has been prepared by a licensed
surveyor. Adequate public services and utilities are available to serve the proposed lots.
The site is currently vacant and there are no existing buildings or structures on any part of the lot.
Construction of a new 2550 sf office building is expected to start this summer of 2026. A second 3300 sf
office building is expected to start shortly after,with each building having its own lot when finished.
