Highlights of Proposed Development: The Applicant, Joint School District No.2, has applied to
rezone 24.69 acres (the remaining portion of Lot 1, Block 1, Jabil Subdivision) to C-G.
This Comprehensive Plan Land Use Map was amended on April 5, 2007 to change the
designation from "Industrial" to "Commercial" on this property. The rezone request is consistent
with the "Commercial" designation and will facilitate the adaptive reuse of the building as an
educational facility.

Location, size of property and existing zoning: The property currently lies within Meridian City limits
and is zoned I-L (Light Industrial). The site is located on the west side of Locust Grove Road at 1303 E.
Central Drive in Section 18, Township 3 North, Range 1 East, B.M.
Description of Character of Subject Area: A mix of developed and undeveloped commercial and
industrial lands within the City of Meridian to the north, south, and west. Additionally, the site is
bordered to the east by residential properties.
Applications: The Applicant, Joint School District No. 2, has applied for rezoning (RZ) of 24.69 acres,
the remaining portion of Lot 1, Block 1, Jabil Subdivision, to C-G (General Retail and Service
Commercial).
History of Previous Actions: In April, the Commission heard a Comprehensive Plan Amendment
application to amend the Future Land Use Map for Lot 1, Block 1, Jabil Subdivision. Concurrent with the
CPA request, was an application for rezoning (Rz) of the north 9.21 acres to C-G (General Retail and
Service Commercial). This rezone was contingent upon approval of the concurrent Map Amendment
(CPA-07-004) to "Commercial." Council just approved said Map Amendment and Rezone this Tuesday,
June 5, 2007.
Applicant's Statement / Justification: The Applicant requests rezoning of the property from an
industrial designation to a commercial designation to allow for educational uses. The Property
for a new high school, with associated classroom and office spaces, and may possibly house a univerrsity
extension. Additionally, the Joint School District Service Center will be sited. Educational institutions
prohibited uses with the I-L district. However, they are principally permitted uses within the C-G distrare
ct.

Staff Recommendation: Staff supports the request for rezoning. Staff believes a "Commercial" Land
Use Map designation for the subject property would be in the best interest of the Ci
