HomeMy WebLinkAboutCC - Narrative TANNER CREEK SUBDIVISION NO. 2 Final Plat Application Written Narrative March 27, 2026 Challenger Development Inc. hereby submits the final plat for Tanner Creek Subdivision No. 2, a single-family residential subdivision with 76 buildable lots and 6 common lots on 10.65 acres within the R-15 (Medium High-Density Residential) zone. This phase includes 31 detached single-family lots (including 2 common drives serving a total of 5 single-family homes) 45 alley- loaded townhome lots. Located southwest of Meridian Road and Waltman Lane, the development received City Council approval for a rezone, conditional use permit and preliminary plat on December 5, 2023. Corporate Drive and Waltman Lane roadway improvements are nearing completion. Eight-inch sewer and water mains have been extended west in Waltman Lane to the entrance at S. Kearney Avenue. Tanner Creek No. 2 will connect to sewer and water systems of the City of Meridian. The two vehicular bridges over Ten Mile Creek for the Corporate Drive extension and for the rebuild of Waltman Lane have been installed. The proposed gross density for this phase of the project is 7.14 dwelling units per acre (du/a), with a net density of 10.90 du/a. The lots range in size from 2,400 to 9,007 square feet with an average lot size of 3,999 square feet. The total acreage of the common lots is 1.31 acre. The total qualified open space for this phase is 0.64 acre, 6.01 percent of the site. Central amenities are being constructed in Phase 1. The common drives (0.11 acre) were not included, and only 50 percent of the arterial buffer was included in the qualified open space calculations. All proposed streets will be public and designed to Ada County Highway District standards. The local streets will be constructed with a 33-foot-wide street section, rolled curb, and a five-foot- wide attached sidewalk. All storm drainage facilities will be subsurface seepage beds located in Phase 1 of Tanner Creek. The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The final plat conforms with all requirements and provisions of the UDC and was prepared in conformance with acceptable engineering, architectural and surveying practices and local standards. The property was rezoned under Ordinance No. 24-2047,which was recorded as Instrument No. 2024-006173. A development agreement(Instrument No. 2024-07677)has also been recorded for the project. 1
