The final plat includes 41 single-family residential lots and 12 common lots on 17.88 acres. The site is located south of W Ustick Road between Black Cat Road and McDermott Road/Bypass in a portion of the NW '/a and the NE '/a of Section 4, Township 3 North, Range 1 West (parcel numbers S 1204212920, S 1204212910, S 1204212500, S 1204244300, and S 1204131700). Zoning for this phase of the property is designated as TN-R, R-4, and R-8. The Meridian City Council approved the Annexation and Zoning, Preliminary Plat applications for Dayspring Subdivision on August 8th, 2025. The Development Agreement was recorded as Instrument Number 2026-007562 on February 3rd, 2026. The Annexation and Zoning Ordinance No. 26-2106 was recorded as Instrument Number 2026-007548 on February 4th, 2026. The gross density of this phase is 2.29 dwelling units per acre, and the net density is 5.31 dwelling units per acre. Residential lot sizes range from 6,253 SF to 14,947 SF, with an average lot size of 8,208 SF. There are 6.84 acres of qualified open space(38.26%of the phase), including collector street buffers, arterial street buffers, parkways, 10' parkways along arterials, and stormwater detention facilities. Qualifying site amenities include the following: • Additional 5% Open Space • Picnic Area • Swimming Pool • Pool House • Children's Play Structure • Sports Courts • Pedestrian or Bicycle Circulation System • Walking Trails The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The final plat is in conformance with all requirements and provisions of the Meridian City Code.
