Final Plat Application
Dear Bill:
On behalf of GFI—Meridian Investments III,LLC.,we are pleased to submit the attached application and required
supplements for a final plat of the first phase of the Gateway at 10 Mile development, called Gasser Land
Development Subdivision No. 1. The Gasser Land Development Subdivision preliminary plat was approved
under file number H-2024-0010.A development agreement associated with the annexation of the property(H-
2020-0046)was recorded under instrument number 2021-082775.
The final plat for the first phase encompasses approximately 6.31 acres of the overall site and includes 5
buildable commercial lots and 0 common lots for a total of 5 lots.The average buildable lot size is 47,116 square
feet. A portion of two public streets will be constructed with this phase to provide access into the site for the
proposed buildable lots. Internal roadways will be included within a subsequent phase of the development.
The final plat for Gasser Land Development Subdivision No. 1 is in conformance with the approved preliminary
plat and meets all required conditions.The final plat conforms with all requirements and provisions of the UDC
and was prepared with acceptable engineering,architectural and surveying practices and local standards.
