RE: H-2026-0060/5233 W Franklin Road/Butte Fence
Feedback has been requested regarding a request for Annexation with a Rezone from M1
(Limited Industrial) to I-L (Light Industrial) at 5233 W Franklin Road. The property is located
within the Meridian Area of Impact.
Land Use
The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County,
designates the site as Mixed Employment, within the Ten Mile Interchange Specific Area,which
is to encourage a diversity of compatible land uses that may include a mixture of office,research
and specialized employment areas, light industrial including manufacturing and assembly, and
other miscellaneous uses. As the proposed annexation and rezoning is due to the city providing
services to the existing business, the application is compatible with the Meridian
Comprehensive Plan, as adopted by Ada County.
Comprehensive Plan Goals and Policies
The annexation of the existing fencing business is compatible with the following goals of the
Meridian Comprehensive Plan which prioritizes development for the efficient provision of
services, encourages retaining and expanding existing businesses and ensuring a variety and
balance of uses, including industrial and commercial uses within the Meridian Area of City
Impact.
Goal 2.07.01: Promote business retention, expansion, and improvement programs.
Goal 3.03.02:Prioritize growth and development where it furthers the City's vision and allows
for the efficient provision of services.
Goal 3.06.00: Ensure a variety and balance of land uses within the Area of City Impact.
Goal 3.06.01 B:Monitor the amount and mix of industrial, commercial, and office areas needed
to meet the employment needs of the City.
