HomeMy WebLinkAboutPZ - Narrative ollaborative architecture January 23, 2026 City of Meridian Planning Division Re: Change of Use Narrative To whom it may concern: We are proposing a new building on an existing property in the City of Meridian. The existing property is located on the corner of Ustick Road and Ten Mile. The site has an area of 1.164 acres. This new building will be occupied by Livewell Animal Hospital. With multiple locations around the nation, Livewell Animal Hospital is dedicated to providing top-notch veterinary care for all pets of the community. The building fagade will consist of a variety of materials. The main entrance will be wrapped in stucco with a pre-manufactured stone wainscot and have large storefront windows on the North and West sides of the building. The rest of the building will have a wood-look metal siding with pre-manufactured stone wrapping the corners. The roof over the main entrance will slope away from Ustick Road. The remaining roof will be a TPO membrane roof with parapets to screen any roof top equipment. The parking lot will be paved with asphalt and consist of forty-three total parking spaces. Forty-one standard spaces and two ADA parking spaces. Residences of the Firelight Estates can be found to the South and West of the subject property. To the East, across Ten Mile Road are residences of the Candlelight subdivision. To the Northeast, residences of the Hartford Estates can be found. Directly North of the subject property, across Ustick Road, is a Maverik gas station and a Roger's Tire Pros &Auto Care. A neighborhood meeting was held on December 2nd, 2025. There were five neighbors in attendance. The only requests made were to shield the lighting and provide quality landscaping. Both are reasonable requests and will be addressed prior to building permit submittal. Landscaping will be provided around the site's property perimeter as per requirements of the City of Meridian. The site will be accessible via Ten Mile on the Eastern side of the property with emergency egress on the North of the site, leading onto Ustick Road.
