CORRECTION QUIT CLAIM DEED
THIS Correction Quit Claim Deed is given to correct, replace, and supersede,
in its entirety,that certain Quit Claim Deed recorded October 8, 2024, as Ada County
Recorder's Instrument No. 2024-056504. The effective date of this Correction
Warranty Deed is as of the date of delivery of the deed it replaces.
This Quit Claim Deed is made this 'f' day of December, 2024, between Bison NW
LLC, an Idaho limited liability company ("Grantor"), and Bison NW LLC, an Idaho limited
liability company, whose address is 5233 W. Franklin Road, Meridian, ID 83642 ("Grantee"),
witnesseth:
That Grantor does, by these presents, remise, release and forever quit claim unto Grantee
and its successors and assigns forever, all the following described real estate now owned or
hereafter acquired by Grantor situated in the County of Ada, State of Idaho:
SEE PARCEL B ATTACHED HERETO AND INCORPORATED HEREIN.
Together with all and singular the tenements, hereditaments, and appurtenances thereunto
belonging or in anywise appertaining,the rents,issues and profits thereof,and all estate,right,title
and interest in and to the property, as well in law as in equity, except as expressly provided
otherwise herein.
To have and to hold, all and singular the above-described premises together with the
appurtenances unto Grantee and its heirs and assigns forever.
Grantor makes no covenants or warranties with respect to title, express or implied. This
deed is subject to any and all easements, restrictions, agreements and encumbrances of record or
appearing on the land as of the date of this instrument.

Commencing at a found Aluminum Cap near the intersection of W. Franklin Road and
S. Black Cat Road and marking the NE Corner of said Section 16, T.3N., R.1 W., Boise
Meridian, Ada County, Idaho, said pin bears S.89124'39"E. 2641.41 feet from a found Aluminum
Cap marking the N1/4 Corner of said Section 16; thence along said W. Franklin Road
N.89024'39"W. 1254.51 feet to a point; thence leaving said W. Franklin Road, S.00038'31"W.
48.00 feet to a set 1/2" iron pin lying along the southerly right of way of said W. Franklin Road,
said pin also marking the REAL POINT OF BEGINNING;
thence continuing S.00138'31"W. 1280.24 feet to a point, said point being witnessed by a found
5/8" iron pin which bears N.00138'31"E. 25.00 feet;
thence N.89023'33"W. 299.78 feet to a point, said point being witnessed by a set 1/2" iron pin
which bears N.00037'58"E. 25.00 feet;
thence N.00137'58"E. 1280.15 feet to a set 1/2" iron pin lying along the said southerly right of
way of W. Franklin Road;
thence along the said southerly right of way of W. Franklin Road, S.89124'39"E. 299.99 feet to
the point of beginning, containing 8.81 acres, more or less.
