Introduction:
Bison NW, LLC, is applying for annexation and zoning of 9.14 acres to I-L (Light Industrial) for
the Butte Fence facility at 5233 W. Franklin Road. The parcel is currently zoned M1 (Limited
Industrial) in Ada County and is improved with a sales/office building and storage yard.
Property History:
The property was rezoned in Ada County in 2019 to accommodate the relocation of Butte Fence
facility previously located off E. Wilson Lane in Meridian. The property was not contiguous to
the Meridian city limits at that time. The Meridian City Council approved an agreement
(Instrument No. 2019-017514) for extension of water and sewer service outside the Meridian city
limits. The agreement included a consent to annex when the property was contiguous to City
limits.
A Record of Survey for a property boundary adjustment was approved by Ada County on
September 18, 2024, adjusting the boundaries of the property and combining the two lots owned
by Bison NW, LLC.
Comprehensive Plan and Land Use Map:
The City of Meridian's Land Use Map designates the site as Mixed Employment.
