Meridian Planning and Zoning Committee:
The previous developer for the Pura Vida Ranch development specified in their development
application that the upper rim portion of their development would be zoned R-8. Pura Vida wanted to
match the Skybreak property to the south (Hearing Date August 6, 2020) since it would be connected
for access through the Skybreak development.
The Pura Vida Ranch P.U.D. was approved for this property to consist of 30 single family lots zoned
R-8 (Hearing Date August 6, 2020). This Skybreak Rim application would result in an additional 8 lots
beyond the 30 currently approved. In my opinion, this would not match the character and density of
the Skybreak development to the south of this property.
The Skybreak development consists of single family lots with 5-foot side setbacks consistent with R-8
zoning, whereas the R-15 zone 3-foot side setbacks are not. What is the purpose for the rezone from
R-8 to R-15? It should be the goal of the City to preserve the overall character of the surrounding
Skybreak neighborhood and to not change to the R-8 zoning of the previously approved development
plans for this property.
