Dear Members of the Meridian City Council,
My name is Michelle Seusy with Boise Premier Real Estate and I am writing to express concern regarding
the proposed development (Latitude 43) adjacent to my aunt’s 3+ acre property at 972 Wells Circle,
specifically the reliance on a future roadway through her land.
This road is being presented as a solution to traffic concerns; however, it is neither secured nor funded,
and it depends entirely on a separate property owner. There is no agreement, no compensation, and no
guarantee that this connection will ever be completed.
My aunt has the right to continue living on and using her R-1 property as she chooses. She may decide to
keep this property in the family long-term and not sell or develop it. If that is the case, the proposed
roadway may never materialize—leaving this development without the traffic solution being used to
justify its approval.
Additionally, the expectation of a future road running through the middle of her property significantly
reduces its value and limits future options. As a real estate professional, I can confidently say that this
kind of uncertainty makes a property far less marketable and places an unfair burden on the owner.
If a roadway connection is necessary, we respectfully ask that alternatives be considered, such as
placing it along the edge of the property on Wells circle, rather than through the center.
At a minimum, we ask that this project not be approved based on infrastructure that is not guaranteed
and not within the applicant’s control.
