Hello Mayor, and City Council members,
My name is Erin Russell, my address is 612 S Woodhaven Ave, Meridian ID 83642.
Today I am writing concerning the proposed housing development that has been shared
and discussed by KB Homes.
My main concern: TRAFFIC. The mayor and city council members have requested
information from a recent traffic study. Now I know I don't have the traffic numbers
memorized; however, I do know we have a lot of traffic that uses our neighborhood as the
cut-through during the busiest times of the day. I am also aware that traffic bollards are not
a real solution. I have heard (second hand)that the Chief of the Meridian Fire Department
said that is not an option for our neighborhood. I understand that, and while I would
support any sort of traffic mitigation, I have not heard of a true measure that is feasible for
all parties put forth yet. I understand the traffic has been a long-term issue that has
affected every proposed development for Latitude 43. Has the developer or anyone
involved in this proposed development been able to help offer practical traffic remediation
solutions? I know that City Council member John Overton mentioned it directly to the
developers in the prior meeting, however, I am unaware of a response (if any was given).
I do have other concerns, mainly the planned housing not having any direct amenities.
Frankly, our HOA costs have been rising year over year, and supporting more people who
may try to use our neighborhood amenities seems unfair for all people paying their fair
share of HOA dues quarterly in Woodbridge. Hopefully this will be a non-issue, but there is
never a guarantee that this will not happen
Lastly, I would like to address our home values. If I get a 2-story house directly behind our
home, and it is at a minimum setback of 20 feet, that removes a lot of privacy we have
enjoyed (and is a key reason we purchased this home). Meeting with KB homes, they did
not plan to arrange any concession about this when we went to their presentation last
month. This fact and considering they are planning on installing vinyl fencing immediately
adjacent to our east facing fencing are things that I consider a detraction from my own
homes value.
