My name is Raymond Spencer.
I am a homeowner in the Woodbridge neighborhood in Meridian who's property (600 S
Woodhaven Ave) directly backs up to the proposed Latitude 43 Subdivision. So when
the term "NIMBY" comes up, this project is literally "in my backyard".
To reiterate, residents in our beautiful neighborhood have worked hard to maintain high
standards that celebrate the qualities of our neighborhood, and we are very proud of it.
I want to say that subsequent to the February 24 City Council meeting, I was impressed
with the transparency of the proposed homebuilders for the Latitude 43 project, KB
Homes, to integrate and invite members of the Woodbridge community to their studio to
further understand and get answers to questions not only about the proposed homes
themselves but the overall development.
It is refreshing that someone is listening and we are being offered a dialogue.
While this project is not ideal considering the future unknowns, I feel at this point this is
a viable project and may well be the best option at this point in time, especially
considering what "could be" if another high density project comes along.
After looking at the plan package, I do have a couple of reminders for the developer
moving forward:
Carefully consider the perimeter fencing and landscaping surrounding the project,
especially on Magic View. This could look industrial and an unsightly corridor if not
handled well. In other words soften the edges with plentiful landscape material.
Look at the finishes on the home elevations. Color, texture and detail cohesiveness can
all make the difference between a budget look and a high quality look.
Really focus on the public green space and how to maximize its attractiveness to
residents. Do something really special for families so its one of a kind and creates a true
neighborhood center for residents.

As a note I am pro growth with reasonable and responsible development that enhances
the overall city and respects great design, neighborhoods, history and traditions, and
builds on one project to the next to make the sum greater than the parts for the city of
Meridian.
Lack of Amenities: The Latitude 43 Subdivision provides minimal to no amenities to its
residents. Guess where many Non-Woodbridge residents will show up on a hot summer
day? The Woodbridge green space or pool area -ours are the only adjacent
neighborhood amenities to the proposed development..
