HomeMy WebLinkAbout2026-04-06 Celeste Fox Latitude Forty Three Subdivision H-2024-0059 From: Celeste Fox Date: Monday,4/6/26 To: Comment&meridiancit�org Members of the Meridian City Council, Mayor Simison Please reference my latest email of 2/21/26 1 am the original Woodbridge owner/resident of 582 S Woodhaven since 2004. My house will directly back up to the proposed Latitude 43 subdivision. I have written quite a few emails to the mayor & council over many years regarding the plot of ground directly to the east of my house --some in support, some against. I appreciate that over the 20 some years I have lived here, the Mayor & council have been considerate about Woodbridge & the challenges we have faced. I wrote to you in February of this year requesting a denial for a variety of reasons. The development now included a brand new builder (6 days before the hearing) which felt like bait & switch. We had no communication with the new builder and no time to review how the application had changed. We also had not heard any resolve of our continued traffic concerns. Subsequent to the February council meeting, I have had a chance to attend two meetings with the builder, one where they presented an overview of their project and an open house at KB's studio where we were able to preview some elevations with the minimum setbacks to the fencing behind me. At that meeting, I was able to find out more about their product & discuss concerns with team members. Since the KB meetings, I also had a chance to discuss quality with a KB homeowner. While I wish their houses had a little more enhancement on the exterior of their homes, it appears they are trying to give people a quality home with many customization choices for the interiors, focusing on quality products. In addition, the homes are custom built in that they are individually built after purchase with the buyer being able to choose the lot, model, &finishes. This I believe sets KB apart from some other builders. While I am sad that Pacific Lifestyle Homes is no longer the builder, I see the value of approving this current application. I & other Woodbridge homeowners have a few concerns that I would like to see in the development agreement: 1. KB Homes will work with adjacent homeowners on the fence issue. I rebuilt my fence to my property line, but others have not. 2. A minimum setback to Woodhaven homes be specified. The builder could change as well as the current elevations. 3. Improvement of the amenities for phase one: the amenities for children &teens appear inadequate. KB indicated that additional amenities planned for phase two are expected to be accessible by families in phase one. However, there is no timeframe for the completion of phase two and the design for phase two elevations has not been set. 4. Woodbridge would have a chance to review phase two prior to approval. Possibly small medical offices like those that we expected next to Woodbridge? I have had a chance to review the sitemap for the area including adjacent properties & where the road could ultimately connect with Cadillac. A new alternate road is starting to seem more a possibility to me. The mayor did state that developments drive the possibilities of construction of a new road. I now know what he meant by that. I sincerely hope that the city, ACHD, developer, & builder could work together sooner rather than later to make this happen. With this development, the beginning of a new road can happen.
