HomeMy WebLinkAboutCC - Memo on Elevations Charlene Way From:Sonya Allen Sent:Tuesday, March 31, 2026 4:24 PM To:Clerks Comment Subject:FW: Latitude 43 - Additional Info From: Ben <ben@reandpartners.com> Sent: Tuesday, March 31, 2026 4:13 PM To: Sonya Allen <sallen@meridiancity.org> Cc: Ryan Minert <ryan@iagroupllc.com>; Hethe Clark <hclark@clarkwardle.com>; Connair, Ian <ian.connair@kimley- horn.com> Subject: RE: Latitude 43 Elevations for Ryan External Sender - Please use caution with links or attachments. Sonya, Due to the revision to the south area (because of the collector roadway), it reduced the available area for those pickleball courts. We were well over our amenity points required, but we did add back in a few other amenities. We now have 7.5 points (3 are required) that consist of the following: 2 picnic areas that are over 5000sf (2 points each, 4 points total) 1 tot lot (1 point) 1 dog waste station (0.5 points) 1 bike repair station (1 point) 1 multi-use pathway (950 linear feet, 1 point) There is a multi-use pathway also on the south side of the creek, providing for future connectivity for the commercial and residential users in phase 2 along with the picnic area down there (since the collector roadway more fully bisects the site, we added in the more substantial green space that would be usable by more people, rather than pickleball courts on the south side that could overly impact those 10 lots). We also added some educational signage on the south side of the creek that would be similar to other markers/signs in Meridian that are along canals/creeks. The future residents south of the creek would have direct pedestrian access to the amenities north of the creek as well (by crossing the bridge along Wells St.). The amenities north of the creek are the same as before, with the addition of the bike repair station and dog waste station along the more “developed” multi-use path. Please let me know if you have additional questions. Thanks! Sonya, The previous elevations are not applicable to the project since the builder has changed. Phase 2 will have 2-story homes that may be similar to the previous elevations, but I am not sure if we can show those if that builder is not engaged to build them. I will let Ryan confirm that though. Attached are also the revised preplat and landscape plans. I will send the other plans in a separate email due to size. These plans show the collector roadway in Council's preferred location and the commercial and residential areas adjusted accordingly. The surveyor will have the revised legal descriptions/exhibits for Phase 2 (the revised area) zones prepared by the end of the week, and I will forward those along. Please let me know if you have any questions or need anything additional. All of the elevations would fit on any of the buildable lots in Phase 1, so there wouldn’t be a specific model for specific lots.
