RE: Revised Density Calculations — Pura Vida and Skybreak Developments
Dear Meridian Planning Staff,
Please accept this letter as a summary of the revised gross density calculations associated with
the Pura Vida Subdivision and the Skybreak Development.
The original Pura Vida Subdivision consisted of 26.34 acres and 157 residential lots. Based on
gross density, this equates to 5 . 96 dwelling units per acre. With the removal of 6 .64 acres and 30
lots from Pura Vida, the revised Pura Vida subdivision will contain 19 . 70 acres and 127
residential lots, resulting in a gross density of 6 .45 dwelling units per acre.
The 6.64-acre tract being removed from Pura Vida and rezoned to R- 15 will contain 38
residential lots, which equates to a gross density of 5 .72 dwelling units per acre. This represents
an increase of eight (8) additional lots compared to the original allocation within Pura Vida.
The existing Skybreak Development consists of 79.69 acres and 353 residential lots, for an
existing gross density of 4 .43 dwelling units per acre. By incorporating the 6.64-acre tract and its
38 lots into Skybreak, the revised development will contain a total of 8 6.3 3 acres and 391
residential lots, resulting in a gross density of 4. 53 dwelling units per acre.

Overall, the reallocation of the 6. 64-acre tract and the addition of eight (8) lots has increased the
gross density of both the Pura Vida and Skybreak developments . These adjustments move both
developments closer to alignment with the Comprehensive Plan guidelines.
For ease of reference, the revised density summary is provided below:
• Pura Vida original : 26 . 34 acres, 157 lots, 5 .96 du/ac gross density
• Pura Vida revised: 19.70 acres, 127 lots, 6.45 du/ac gross density
• Skybreak existing: 79.69 acres, 353 lots, 4.43 du/ac gross density
• Skybreak revised: 86.33 acres, 391 lots, 4. 53 du/ac gross density
• Rezoned tract (added to Skybreak) : 6.64 acres, 38 lots, 5 .72 du/ac gross density
