Dear Resident,
Prior to the submittal of a development application,City of Meridian code requires a meeting between the applicant and neighbors
for certain types of development. Consultants for the property owner and the design team would like to meet and review the
proposed development plan of the property at the southeast corner of Vantage Point Lane and Eagle Road in Ada County,Idaho
(map attached.) The proposed project will be built in multiple phases,with a total of two hundred and ten (210) buildable lots and
additional common lots for open space and utilities,along with associated site and landscape improvements.This development will
provide a variety of lot sizes for detached single family homes on the 60.4-acre property.The property is currently in Ada County and
would be annexed into the City of Meridian with two different zoning designations of R-4 and R-8 for better compatibility with the
existing county subdivision to the northeast and the proposed higher density subdivisions to the north and to the west. R-4 zoning
requires a minimum of 8,000 sq.feet,while R-8 zoning requires a minimum of 4,000 square feet.The density of the project will be
consistent with the City of Meridian's Comprehensive Plan,with a proposed gross density of 3.48 units/acre.The larger lots are
planned to be along the canal,closest to the Vantage Point Subdivision, and the smaller lots placed in the interior of the
development. Open spaces and walking paths are also proposed.
The consultants for the property owner,and the design team will be taking the opportunity to discuss the proposed project specifics,
receive feedback and comments,and provide answers to questions concerning this development. If you are unable to make it to the
meeting, please call or email me and I can provide information directly to you,as well as take your comments and questions.
This is not public hearing, nor is the presentation and meeting being run by a public agency,and public officials will not be present. If
you have questions regarding neighborhood meeting requirements, please contact the City of Meridian Community Development
