Request for a One Year Time Extension for Commencing Construction and
Recording of the Schwnkfelder Tire Subdivision Final Plat and Completing
Conditional Use Permit (Commercial Tire), by Pinnacle Engineers, Inc. (File
No. TE-02-007).
We have reviewed the above-referenced submittal and offer the following comments, as
conditions of the applicant. These conditions shall be considered in full, unless expressly
modified or deleted by motion of the Meridian City Council:
APPLICA TION SUMMARY & BACKGROUND
The applicant, Pinnacle Engineers, has requested approval of a one year time extension for
starting construction on the subdivision improvements and recording the Final Plat for
Schwenkfelder Tire Subdivision (a single parcel, C-G zoned subdivision, located on the west
side ofN. Meridian Road, between existing Gem Ave. and Corporate). They have also requested
a one-year extension of the Conditional Use Permit. The Final Plat was approved by City
Council on 12/4/01 under the name "Commercial Tire Subdivision" but that name was not
acceptable to the Ada County Surveyor. Therefore, the name was changed to "Schwenkfelder."
The applicant submitted the request for the time extension within one year of the original
approval, as required by MCC 12-3-8 (final plat) and MCC 11-17-4 (CUP).
As noted in the Applicant's cover letter, ACHD modified the required right-of-way width of W.
Pennwood Street after the plat was approved by City Council by approximately ten (10) feet.
Staff does not deem this a significant modification but it will need to be cleaned-up at the time of
City signature on the plat, along with the corrected name change.
RECOMMENDATION
PlaIming and Zoning staff have no objection to the requested time extension, and recommend
approval of the requested one year time extension for both the Final Plat and Conditional Use
Permit.
