Bridgetower Crossing East Pre Plat Findings (PP-02-014)
I reviewed the revised Preliminary Plat, dated 12/13/02, received by the Clerk’s
Office on 12/19/02. I recommend the following modifications to the Findings of
Fact/Decision and Order, dated 11/7/02, in order to reconcile the Findings and the
revised plat and clarify the wording on some conditions:

Pg. 2, 3 & 4 (Pre Plat adoption paragraphs) – Change revision date from
10/11/02 to 12/13/02 and date received from OCT 14 to DEC 19 2002. The
revised plat dated 12/13/02 should be approved with one condition: Add a 12-
foot wide public pedestrian easement within the White Drain common lots for
construction of a 12-foot wide asphalt pathway.

Pg. 6, #2, second line – Strike Lots 20 and 23, Block 18. (The Commission and
Council agreed with the Applicant to not require this stub street to the east.)

Pg. 6, #3 – Delete. (This condition duplicates #2.)

Pg. 8, #4, first line – Modify as follows: “Settler’s Irrigation District has agreed to
allow the Developer to install a 12-foot wide pathway along the White Drain. . .”

Pg. 8, #5 – Delete. (This condition duplicates I.1.)

Pg. 9, #11 – See Deputy Fire Chief Joe Silva’s revised comment, dated 1-3-03,
which modifies the requirement to 50 homes, not 30. It also deletes all but the
first sentence.

Pg. 11, #I.1. – Modify to read, “The Applicant needs to settle shall comply with all
the conditions of Settler’s Irrigation District.”

Pg. 11, #I.5 – Delete and replace with wording that matches condition #2 on pg.
8, as follows: “Applicant shall have the authority and flexibility to work with
Planning and Zoning staff to resolve minor changes in the phasing plan.”

Pg. 11, #I.6 – Modify as follows: “The Planning and Zoning and Public Works
Department shall have the opportunity to review and approve the Settler’s
Irrigation License Agreement.”

Pg. 11, #I.7 – Modify as follows: “A 12 foot wide asphalt, public pathway shall be
allowed constructed along the White Drain and said pathway shall be placed
within a public pedestrian easement and allowed to have a four-to-one slope on
both sides so that it meets the ditch safety standards.”

Pg. 11, #I.10 (new) – Add a new condition as follows: “The City of Meridian shall
be responsible for maintaining the 12-foot wide asphalt pathway.”
