Re: 5900 W Ustick Rd. Subdivision Application Narrative
Dear Sonya, Caleb, Bill, Carl, the Meridian Planning and Zoning Commission, and City
Council:
We are excited to submit our application for a subdivision that will follow, but accompany,
a Comprehensive Plan Map Amendment(CPAM),Annexation, and Zoning on a 4-acre parcel
Located on the northeast corner of the McDermott Bypass and Ustick Rd. We are proposing
up to 4 community-scale commercial lots on this corner. Concurrently, we are proposing to
amend the Comprehensive Plan FLUM to Commercial and zoning to Community
Commercial(C-C).
Uses of the property could include uses allowed within the C-C zone such as a gas station,
restaurant, coffee shop, oil change facility, car wash, bank, or other community-serving
commercial uses. Hawkins understands thatthere will be subsequent applications required
to permit certain land uses and to assess compliance with the Unified Development Code
(eg. CZC, CUP for drive-through uses near other drive-throughs or residential uses).
Hawkins also acknowledges that the pathway to land development on this site is contingent
on other approvals — approvals that must be obtained on surrounding properties and
approvals that must be obtained on the subject property. As discussed in the letter that
accompanies the CPAM, Annexation, and Zoning application, the intent of this application
is not to leap-frog other development, but to have necessary approvals in place so that as
the surrounding area develops, this site can develop with it, rather than lagging behind, as
we know that community-serving commercial uses will be desired by residents of the
surrounding area.
