Modification, Preliminary Plat
Dear Planning Division,
On behalf of Trilogy Development LLC, we are requesting DA modification, annexation, zoning,
rezoning, and preliminary plat approval for Storyrock Subdivision. The subject property is an
approximately 75-acre site comprised of 5 parcels located south of W Amity Rd and west of
Meridian Rd (see Exhibit A).

as mega lots in the Stonehill Church preliminary plat:

We are requesting these 2 parcels be removed from the Stonehill Subdivision Development
Agreement (Instrument#2024-031550) and be included in a new Development Agreement for
Storyrock Subdivision (see Exhibit B).

Annexation &Zoning
We are requesting annexation and zoning of the eastern portion of the site (27.1 acres). The
Future Land Use Map ("FLUM") designates this area of the site as "Medium Density Residential"
(see Exhibit Q.

We are proposing the annexation area be zoned as R-15 with L-0 on the northeast corner as well
as the site with an existing business. (see Exhibit D).

Per the Comprehensive Plan, "at the discretion of City Council, in areas with a Residential
Comprehensive Plan designation may request an office use if the property only has frontage on
an arterial street orsection line road and is two acres or less in size". The existing business is less
than 2-acres in size and has a CUP with the county.
To accomplish the L-0 zoning district on the northeast corner of the property, we are requesting
to stretch the neighboring FLUM designation of mixed-use community (see Exhibit Q. The
comprehensive plan states, "an adjacent, abutting designation, when appropriate and approved
as part of a public hearing with a land development application, may be used."

Exhibit F). This will allow for a transition between the proposed R-15 on the east and the existing

Preliminary Plat
The Storyrock community will offer 321 residential lots, 2 commercial lots and 44 common lots
with a density of 4.27 dwelling units per acre. The subdivision will offer a diverse mix of housing
—single-family residential homes, cottages and townhomes.

Access
Storyrock Subdivision will take access on the north from Amity on 2 different locations— Pullman
Ave and S Oakbriar Way (collector road for Stonehill Church development).
Open Space, Amenities and Pathways
Storyrock subdivision has 15.71 acres (20.91%) qualified open space—which exceeds the
required 15%.
While 14 amenity points are required for this community- 19 points have been provided.
Amenities include a tot lot, 2 pickleball courts and a Yz basketball court. In addition, there are 3
picnic areas with covered seating areas.
Pathways can be found throughout—from 10' detached multiuse pathways along the collectors
and 5' detached internal pathways along all other roads to 5' internal pathways within the
common areas. This offers pedestrian connectivity throughout with 6.3 miles of pathways.
