DEVELOPMENT AGREEMENT MODIFICATION PROPOSED ADJUSTMENTS Alamar Subdivision Ada County Instrument No. 2022-065010 SECTION 5.1(f)—GARAGE SETBACK REQUIREMENT Existing Language (to be stricken): 5.1(f)All garages shall be set back at least behind the living area fagade of the home. Proposed Modified Language: 5.1(f)All garages shall be set back at least twelve(12) feet behind the living area fagade of the home. This standard shall apply to all lots within the subdivision. FRONT PORCH ENCLOSURE REQUIREMENT Existing Language: Front porches shall be fenced or enclosea in accordance with the Development Agreement standards. Proposed Modified Language: Front porch design shall be architecturally integrated with the primary residential fagade and may include a variety of design treatments consistent with the overall architectural style of the home. Garages shall utilize and shall not incorporate a single-plane double garage door. Proposed Modified Language (to be underlined): Garages may utilize either two(2)single garage doors or a single-plane double garage door, based on the architectural design of the home, provided the garage does not visually dominate the primary residential fagade. Proposed to Add a Clarifying Sentence (Once) At the end of Section 5.1: These standards are intended to support a home-dominant, pedestrian-oriented streetscape consistent with the Ten Mile Interchange Specific Area Plan.
