Broadway Ave, Suite 102 Meridian, ID 83642 RE: CenterCal Expansion Subdivision I Short Plat PN 124038 Dear Mr. Parsons: We are pleased to submit the enclosed short plat application for the Centercal Expansion Subdivision.The project site is located at the western end of the Village at Meridian, generally located at the northeast corner of N. Eagle Rd. and E. Fairview Ave. The specific parcel included in the application is identified by assessor's parcel R1343720710 and is zoned C-G. Introduction The Village at Meridian properties were annexed into the City under file AZ-07-012 and are subject to a development agreement (MDA-11-002, first amendment to DA as I.N. 111052692) and MDA-11-012 (second amendment as I.N. 112025435). The project was platted in 2012 as the CenterCal Subdivision, which created the parcel that is the subject of this short plat application as Lot 2, Block 2. In 2022,the City approved a property boundary adjustment between Lots 1,2&4(PBA-2022-0003), resulting in the 14.23- acre parcel as it exists today. Short Plat Application The enclosed short plat proposes to subdivide the existing parcel into four (4) new parcels. Three parcels coincide with future building pads located along the Eagle Rd frontage. The larger, remainder lot (proposed Lot 11, Block 2) contains the parking areas and three buildings currently under construction within the Village at Meridian's "Phase 213" expansion. The current construction received City approvals for CZC (A-2025-0044) and utility expansion (LDIR-2025-0043). Because the work approved and currently under construction provide all the necessary sewer,water and other utilities for the proposed lots of the Centercal Expansion Subdivision, no construction plans or infrastructure improvements are required for the short plat. The proposed short plat is in conformance with all requirements and provisions of the UDC. It also conforms to the requirements of the existing Development Agreement and all other prior City approvals of the project. The plat has been prepared in accordance with acceptable engineering, surveying and architectural practices and local standards. 462 East Shore Drive, Suite 100, Eagle, Idaho 83616 208.939.4041 thelandgroupinc.com Page 2 of 2 In conclusion, the proposed Centercal Expansion Subdivision short plat will create four new parcels from a single existing parcel. The project will provide for the orderly expansion of the regionally-recognized Village at Meridian,enabling the property owner to continue meeting the shopping,dining,entertainment and lifestyle needs of Meridian's residents.
