SPECIAL WARRANTY DEED
FOR VALUE RECEIVED, LINDER HOLDINGS, LLC, a Utah limited liability company
("Grantor"), does hereby grant, bargain, sell, and convey unto TH LOST RIVER, LLC, an Idaho limited
liability company("Grantee"), whose address is c/o Tresidio Homes, LLC, 2973 N. Eagle Road, Ste 110,
Meridian, Idaho 83646, the real property located in Ada County, Idaho, more specifically described on
Schedule I attached hereto and incorporated herein;
TOGETHER WITH all of Grantor's right, title, and interest in and to all streets, alleys and rights
of way adjacent thereto, all buildings and other improvements thereon, all water and water rights
appurtenant thereto, including but not limited to those described in Schedule II attached hereto and
incorporated herein, all ditches and ditch rights appurtenant thereto, all minerals and mineral rights
appurtenant thereto, and all and singular the tenements, hereditaments and appurtenances thereunto
belonging or in anywise appertaining,the reversion and reversions,remainder and remainders,rents,issues
and profits thereof; and all estate, right, title and interest therein, as well in law as in equity (the
"Property").
TO HAVE AND TO HOLD the Property with its appurtenances unto Grantee, its successors and
assigns,forever SUBJECT ONLY to the matters set forth on Schedule III attached hereto and incorporated
herein (the "Permitted Exceptions"). Grantor does hereby covenant to and with Grantee, and its
successors and assigns forever,and Grantor does hereby bind Grantor,Grantor's heirs,legal representatives
and assigns, to warrant and defend the quiet and peaceful possession of said Property by Grantee and its
successors and assigns against every person whomsoever lawfully claiming or to claim the same or any part
thereof by or through Grantor,subject to the Permitted Exceptions.
