RE: Burnside Ridge Estates No. 1—Alternative Compliance
On behalf of TH Lost River, LLC, we request an alternative compliance to UDC 11-6C-3D.1
to allow more than three buildable lots on one side of a common driveway. The proposed
common driveway provides access to lot Block 1, Lots 2, 3, 5 and 8 as shown in Figure 1
below.

The project is uniquely constrained by the following:
• The tie-in location of W. Smokey Lake Dr. to Linder Road, which has been set by the
Brundage Estates Subdivision to the east.
• The requirement to stub W. Blue Downs St. to the west.

• By an agreement to preserve the existing residence on the Jackson property, which
presently fronts Linder Road but will take access from the aforementioned common
driveway.
The proposed final configuration, which is shown in Figure 1, addresses these constraints and
consolidates access to Linder Road at an established controlled intersection. Lastly, though
the common driveway is only loaded on one side, the north pavement line is 5-ft south of the
property line, and there will be no opportunity for the neighboring property to develop lots that
front the common driveway.

Re: Burnside Ridge Estates No. 1 — Final Plat Narrative

Dear Mr. Hood:
The final plat, plans and application for the Burnside Ridge Estates No. 1 subdivision are attached for
your review and approval. Burnside Ridge Estates No. 1 is located on approximately 24.9 acres near
2368 W. Victory Rd (the "Project Site"). This first phase of a seven-phase subdivision has been
designed to include 53 buildable lots for single-family detached homes and 13 common lots.The overall
development includes 11.8% qualified open space with attractive amenities throughout. The design of
the subdivision is in conformance with all requirements and provisions of the UDC and with acceptable
local engineering and survey practices and local standards.
The final plat is in substantial conformance with the preliminary plat and zoning standards for the
approved zoning districts.
