I am a homeowner in the Woodbridge neighborhood in Meridian who's property (600 S Woodhaven Ave) directly backs up to the proposed Latitude 43 Subdivision. The residents in our beautiful neighborhood have worked hard to maintain high standards that celebrate the qualities of our neighborhood, and we are very proud of it. I am very concerned that the Latitude 43 development will affect our neighborhood in the following ways: Traffic: With the traffic problems our neighborhood currently has with people "cutting through" our development from Locust Grove to Eagle Rd. especially at peak traffic times, we will surely see this increase because of the additional pressure from this development. The city ordered a traffic study before proceeding any further with this project, with due dates for proposed solutions, but this seemingly went away during the following months. What happened? Evidently nothing. So were stuck with this potential traffic quagmire. Elevation "bait and switch": Previously the city (and interested parties) were presented with sample Elevations for home types and communication from the home builder that suggested a certain scale and level of detail and transparency that would compliment our neighborhood after a promise to " work with our neighbors". Since then the developer uploads "new" home elevations that appear so different and so generic that it's impossible to understand the implications of the change without review. The elevations look like they were cut out of a catalog and not designed for this particular site. It appears too me that this is an effort to sneak through changes at the last moment that many of us have never seen or given and opportunity to review and comment, and it this behavior seems contradictory to open and transparent communication from the developer to the city and neighbors who will be affected by this project. I have never seen a development project approved, then the developer goes and changes the design intent after the fact seemingly without review. In most cases the project would have to go back to the start to get the new design approved by the city. I do not understand how this is possible. Rear yard setbacks: We have no guarantees that the new homes will have a reasonable ( at least 20') rear yard setback from our property line to ensure we do not have two story monsters looming over our typically one story homes many with small back yards. We are very concerned that this lack will severely impact our quality of life. Drainage and Safety: The Latitude 43 project is at a higher elevation than the adjacent Woodbridge properties. Lack of proper site drainage could flood the adjacent Woodbridge neighborhood and homes. We need comprehensive and guaranteed proof that this possibility is fully mitigated. Lack of Amenities: The Latitude 43 Subdivision provides minimal to no amenities to its residents. Guess where many Non-Woodbridge residents will show up on a hot summer day? The Woodbridge green space or pool area -ours are the only adjacent neighborhood amenities to the proposed development.. As a note I am pro growth with reasonable and responsible development that enhances the overall city and respects great design, neighborhoods, history and traditions, and builds on one project to the next to make the sum greater than the parts for the city of Meridian. I do not feel the current proposed Latitude 43 development meets that criteria. Thank you for your consideration, Raymond Spencer
