Hello Mayor and city council members,
I am writing in regards to the proposed latitude 43 development. Additional housing in this location is
not an appropriate or responsible solution given the existing conditions of this area. We were told at the
last meeting that a solution to the already broken infrastructure to this area would first need to be
resolved. We still do not have a permanent or speedy solution to this, as any sort of fix to this could take
5 years or more.
Our neighborhood is already experiencing severe traffic congestion and safety concerns, Cut-through
traffic, increased vehicle volume, and inadequate roadway capacity have created ongoing problems that
remain unresolved. The planned addition of a medical school across from Locust grove will significantly
intensify traffic flow, pedestrian risk, and congestion. Adding residential development on top of this
without first correcting the existing infrastructure failures is not sound planning, it is compounding a
known problem.
Equally concerning is the process surrounding this proposal. The property owner changed builders just
six days before the public meeting and presented a substantially different plan that appears to include
lower-quality housing than originally represented. Introducing a new plan at the last minute limited
meaningful review and undermines transparency. That is not fair to the surrounding residents who will
bear the long-term consequences of this decision.
Furthermore, the developer has not met with or meaningfully engaged neighboring property owners to
address legitimate questions and concerns. Responsible development requires collaboration, not
avoidance.
There are also unresolved property boundary issues. A formal survey has not been completed to
confirm accurate property lines, yet the developer is opposing replacement of the existing fencing
between properties. Proceeding without verified boundaries is premature and risks future disputes.
These foundational issues should be resolved before any approval is considered.
This proposal raises serious concerns in these critical areas:
1. Public safety and traffic capacity
2. Transparency and procedural integrity
3. Property boundary and neighborhood impact

Housing in this specific location is not the solution. Until traffic infrastructure is corrected, cumulative
impacts are studied, property lines are formally surveyed, and genuine community engagement occurs,
this project should not move forward.
I respectfully urge the council to deny or delay this proposal until these substantial concerns are
addressed in full.
