A. Request: Annexation of 8.16 acres of land with the C-C zoning to construct 184
vertically integrated residential units and 18,226 sq,ft. of commercial space across
four (4) buildings.

3. Public Hearing for The Tee Box (H-2025-0056) by Nicholas Brady and Samual J.
Brady Architects, located at 535 N. Locust Grove Rd. Approved
Request: Conditional Use Permit to operate an indoor recreation facility (a golf and
fitness personal training facility) in an existing 4,000 sq.ft. tenant space within an
existing 16,000 sq.ft industrial building on 1.427 acres of land in the I-L zoning
district.
Motion to approve made by Commissioner Smith, Seconded by Commissioner Stoll.

4. Public Hearing for Driftwood Townhomes Subdivision (H-2025-0051) by
Brighton Corporation, generally located north of W. Ustick Rd. (Parcel
#R1931270100) on the west side of N. Venable Ln. Recommended Approval to
City Council
A. Request: Development Agreement Modification for a new agreement for the
subject property and update to the development plan and associated provisions
from multi-family residential townhomes on individual lots.
B. Request: Rezone of 5.01 acres of land from the C-C to the TN-R zoning district.
C. Request: Preliminary Plat to re-subdivide Lot 1, Block 1, Driftwood Subdivision
into 61 building lots and 5 common/other lots with private streets on 4.81 acres of
land in the TN-R district.
Motion to recommend approval made by Commissioner Smith, Seconded by Commissioner
Sandoval.

5. Public Hearing continued from February 5, 2026 for Syringa Crossing Mixed Use
Development (H-2025-0007) by Hawkins Companies, generally located at the
northwest and southwest corners of S. Meridian Rd./US69 and Amity Rd.
Continued to March 19, 2026
A. Request: Annexation of 62.43 acres of land with R-15 (9.76 acres), R-40 (18.01
acres) C-N (2.07 acres), C-C (9.12 acres) and C-G (23.47 acres) zoning districts.
B. Request: Preliminary Plat consisting of 8 building lots on 24.46 acres of land in
the proposed R-40 and C-C zoning districts.
C. Request: Conditional Use Permit for a multi-family development consisting of
322 residential apartment units on 16.35 acres of land in the R-40 zoning district.
Motion to continue to March 19, 2026 made by Commissioner Smith, Seconded by
Commissioner Stoll.
