Rolling Hill Development
Dear Mr. Napoli,
We are writing in our capacity as the current owners of the 1480 Rolling Hill Drive property in support of the entitlement
application currently under review with the City of Meridian for the Rolling Hill project.
As long-standing owners of the property,we have been actively involved in its planning and future potential for several
years.We believe the current proposal represents a thoughtful and appropriate use of the site that aligns with the City of
Meridian's long-term growth goals. In our review,this project makes productive use of the land and provides clear benefits
to the surrounding community.We believe this plan reflects a balanced and well-considered approach.
We have been informed that Community Development has identified the extension of Movado Way as the primary
consideration in its evaluation of the project and the core reason for not recommending approval of the application for the
entitlement, despite ACHD raising no issues with the proposed road arrangement.The extension of Movado Way would
require cooperation from the adjacent property owner,Corey Barton,who we understand does not wish to sell or negotiate
at this time.
As a result, denial of this entitlement application based on this off-site issue would effectively place control of future
development in the hands of Mr.Barton.Such a decision would unnecessarily limit our ability to responsibly develop our
property, negatively impact its value,and prevent a project that otherwise represents a positive use of the land and
benefits the community.As long-time property owners,we trust the City can appreciate the concern with restricting our
ability to realize fair market value for property we have owned and cared for over manyyears due to circumstances outside
of our control.
While the focus of this letter is our support for the project itself,we would also like to note that Assemble Management,
the developer leading this entitlement application, has been a thoughtful,thorough,and considerate partner throughout
this process.We understand they have engaged constructively with City staff and neighboring property owners and have
approached the entitlement process with professionalism and care.
We fully support the Rolling Hill entitlement application as currently proposed and appreciate the City's continued time
and consideration during the review process.
