Land Use The Future Land Use Map for the Meridian Area of City Impact, as adopted by Ada County, designates the site as Mixed Employment for approximately 3/4 of the northerly portion of the western parcel and Low Density Employment for the remaining 1/4 of the northerly parcel and the eastern parcel within the Ten Mile Interchange Specific Area Plan. The designated Mixed Employment area is primarily intended to include a mixture of office, research and specialized employment areas, light industrial including manufacturing and assembly, and other miscellaneous uses. The Low Density Employment area is primarily intended to provide low- rise office and specialized employment areas. Therefore, the proposed zoning of I-L (Limited Industrial) is compatible with the Meridian Comprehensive Plan, as adopted by Ada County. Comprehensive Plan Goals and Policies The proposed 300,000 square foot industrial and flex space development, which is intended to attract businesses such as e-commerce,logistics,manufacturing and technology,as well as local trade and professional services, is compatible with the following goals of the Meridian Comprehensive Plan which encourages a variety of uses, including manufacturing, industrial and flex-space uses that are conveniently located near state highways, and are compatible with surrounding uses within the Meridian Area of City Impact. Goal 3.03.00: Direct and prioritize development in strategic areas and in accordance with corridor and special area plans. Goal 3.06.00: Ensure a variety and balance of land uses to support the Meridian Area of City Impact. Action 3.06.02D:Plan for industrial areas with convenient access to state highways or the rail corridor, where appropriate. Goal 3.07.00: Encourage compatible uses and site design to minimize conflicts and maximize use of land. Action 3.07.O1D: Preserve the industrial base within designated industrial land use areas by discouraging non-industrial uses and focusing on light manufacturing, distribution,flex-space, and base-employment.
