NOTICE OF HEARING
NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of t.1eridian and the
Laws of the State of Idaho, that the Meridian Planning and Zoning Commission of the City of
Meridian will hold a public hearing at the Meridian City Hall, 33 East Idaho Avenue, Meridian,
Idaho, at the hour of 7:00 p.m. on Thursday, May 17, 2007, for the purpose of reviewing and
considering the application CUP 07-011 of Gene Strate for a Conditional Use Permit on one
acre in an R-15 zone for Strate Apartments located at 911 East Pine.
A more particular description of the above property is on file in the Planning Department,
660 E. Watertower Lane Suite 202, and is available for inspection during regular business
hours, Monday through Friday, from 8:00 a.m. to 5:00 p.m. You may contact the Planning
Department at (208) 884-5533 during regular business hours. A copy of the application is
available to review upon request.
Any and all interested persons shall be heard at said public hearing, and the public is
welcome and invited to submit testimony. Oral testimony may be limited to three (3) minutes
per person. Written materials should be submitted to the City Clerk's Office at 33 E. Idaho
Avenue, Meridian, Idaho 83642, (208) 888-4433 or fax (208) 888-4218 no later than seven (7)
days prior to the above hearing date so that all interested parties may examine them prior to the
hearing. All materials presented at public meetings shall become property of the City of
Meridian. Anyone desiring accommodation for disabilities related to documents and/or
hearings, please contact the City Clerk's Office at (208) 888-4433 at least 72 hours prior to the
public meeting.
The Ada County Highway District may also conduct public meetings regarding this
application. If you have questions about the traffic that this development may generate or the
impact of that traffic on streets in the area, please contact the Ada County Highway District at
(208) 387-6170.

CONDITIONAL USE PERMIT NARRATIVE
GENE STRATE APARTMENTS
911 EAST PINE STREET, MERIDIAN, IDAHO
Gene Strate, Owner of the parcel located at 911 East Pine Street, is submitting
this Conditional Use Permit Application for a 'Multi-family housing development.
This will include (3) Duplex units on the East that are 2-3 Bedrooms each with
two Baths. There will be (6) dwelling units total on the East side of the private
street which runs North to South and connects to Pine Street. Each dwelling unit
on the East will have a (2) car garage and access space in front of each garage.
Each dwelling unit will have 80 SF of private usable open space patio separated
from other dwelling units and open to the adjacent setback area.
There will be (3) Duplex units on the West that are one Bedroom and 1 1/2
Baths. There will be (6) dwelling units total on the West side of the private street.
Each dwelling unit on the West will have a (1) car garage and access space in
front of each garage. Each dwelling unit will have 80 SF of private usable open
space patio separated from other dwelling units and open to the adjacent
Common Area.
The Common Area for the Multi-family development is located in the West
setback area. !t totals approximately 5,000 SF. The total required for this
development is 3,600 SF. The (1) Bedroom units require 250 SF each of
Common area. This is because they have between 500 SF and 1,200 SF each
of living space. (6) Dwellings units times 250 SF = 1,500 SF. The (2) to (3)
Bedroom units require 350 SF each of Common area. This is because they have
over 1,200 SF each of living space. (6) Dwelling units times 350 SF = 2,100 SF.
1,500 SF + 2,100 SF = 3,600 SF required.
Because the development has less than (20) dwelling units, only (2) site
development amenities are required.
The private street will connect to future developments by the Owner to the West.
The private street has been designed to allowed Fire Department turnaround
access with the 70' hammerhead design.
