1. Architectural Character
A. North Elevation (Chinden exposure). Total roofline is 97'-6" with a 34'-8 roof
bump out or 35% relief. There are modulations in the f3l;ade where the EIFS
meets the roof (2' -6" built up fascia) and where the EIFS meets the cultured stone
base. There is a 2' -8" relief in the center of the fl:V;ade for a lensth of 33' -0"
B. The main buildin~ ontrance is defiDed with a 5' -0' protrusion, built up
pilasters, and EIFS gab1(!!1 containing an elevated fascia h6.@ht. North Elevation
(Chinden exposure) l);ls 30% wintiow coverage in ~ fa~e.
C. The buildin~ has a double hiPl*d roof with 2' -6" ovchanging eaves satisfying
the roof design requirements.
D. This requirement is satisfied by the use of both EIFS and cultured sto_ on the
fa~ade.

The original building for the proposed veterinary clinic is located on

new subdivision is being created call the Hastings Subdivision and the

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) II-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.

The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearin~
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The si~n(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
