The Business Narrative: "Better Golf, Not Just Sim Golf'
Unlike many indoor golf facilities that focus primarily on entertainment (the "beer and wings" model),
Teebox's narrative is centered on human performance. The company positions itself as a "player
development facility" rather than just a simulator lounge.
The project includes renovating the —4,000 sq/ft space and retrofitting it with 3-4 golf simulator bays,
state of the art putting surface, and a small fitness area with weights and golf related exercises, an

There will only be one employee of the business, the PGA 'Box Pro'. This individual will be on-site for
lessons, club fittings, etc. and the majority of the time will be during core business hours.
