SUBJECT: Short Plat I Mogul North
Dear Planning and Zoning Staff,
On behalf of Adler La Vista T101 LLC, we are proposing a short plat to subdivide the subject property
(Parcel: R8956280200) into four (4) lots within the M-E (Light Industrial) and H-E (High Density
Employment) zoning districts. Each lot will accommodate the construction of a tilt-up industrial building,
consistent with the intended purpose of the M-E and WE zone to provide space for employment and light
industrial uses that support Meridian's economic base.
The proposed short plat has been designed in conformance with all applicable provisions of the UDC,
including but not limited to Lot configuration, access, and easements. Surveying, engineering, and all
applicable professional services have conformed to accepted professional and local standards.
The site is currently vacant, with active construction occurring around it as part of DA#2022-049799. No
buildings or permanent structures exist on the site itself.The internal streets serving the site have already
been completed, providing adequate access and circulation for future development. Construction of the
four proposed tilt-up buildings is anticipated to begin as soon as possible following recordation of the
short plat and issuance of building permits.
The property has been annexed into the City of Meridian and zoned M-E.The annexation/rezone(H-2021-
0081) and the development agreement (DA#2022-049799)
This proposed short plat provides a compliant subdivision that allows for the efficient development of
light industrial buildings while adhering to the City's standards and practices.
