NARRATIVE
GARDNER AHLQUIST GATEWAY SUBDIVISION
and
GARDNER AHLQUIST GATEWAY SUBDIVSION NO.2
VACATION OF MONTVUE DRIVE
This request is for vacation of all of Montvue Drive within the current subdivision
Montvue Park Subdivision. Gardner Ahlquist Gateway Subdivision is currently under
review by the City of Meridian. Applications currently under review are: Annexation and
Zoning; Preliminary Plat; and Variance. Gardner Ahlquist Gateway Subdivision NO.2 is
to be submitted on April 13, 2007 to the City of Meridian. The applications to be
submitted are: Annexation and Zoning; and Preliminary Plat. The attached Right-of-
Way Vacation Exhibit shows each phase of the development (two phases) and the
entire area to be vacated. It is the intent to vacate existing right-of-way for the entire
site as shown on the exhibit.
The Right-of-Way Vacation Exhibit also shows the proposed public right-of-way for
the Gardner Ahlquist Gateway Subdivision and Gardner Ahlquist Gateway Subdivision
NO.2. This right-of-way will be dedicated to Ada County Highway District at time of final
plat recordation. The application has proposed a right-of way exchange with Ada
County Highway District and the application for this exchange will be submitted to
ACHD upon approval by the City of Meridian.
These two plats, Gardner Ahlquist Gateway Subdivision and Gardner Ahlquist Gateway
Subdivision NO.2 represent the complete re-platting of the area known as Montvue
Park Subdivision and all of the residences currently using Montvue Drive will be
removed in the process of redeveloping this land to a higher and more appropriate use
given its proximity to the St. Luke's Medical Center campus and the intersection of
Franklin Road and Eagle Road. The existing homes are served by individual well and
individual septic. Other utilities are located outside of the ACHD right-of way, such as
Idaho Power services, and will be vacated separately.
All of the subject parcels are either owned by the applicant, are under contract with the
applicant for purchase, or are under negotiations for exchange.
