Request for Preliminary Plat approval Creamline Park
Dear Planning Department Members:
On behalf of Creamline Association LLC, please accept this request for preliminary plat approval of 6
industrial lots and 4 general commercial on lots. This subdivision is located on the north side of West
Franklin Road. Creamline Park is compatible, with other existing uses in the area north of Franklin
Road between Linder and Meridian Road.
The proposed design is in compliance with the current codes and ordinances and requires no variances
for this application. The Eight Mile Lateral is the only NaturaL Feature which divides the proposed
industrial and commercial uses on the site.
Proposed design for the General Commercial Zone has two Lots on each side of proposed NW 13th
with Lots I and 9, Block 1 taking access from NW 13th and another two accesses being proposed for
Lots 2 and 10, Block 1, both being over 300 feet from proposed NW13th. The developer has attached
examples of possible types of buildings they envision will be built on the site when the city approves
the mmexation and preLiminary plat.
Proposed design for the Li2ht Industrial Zone has six lots on the end of proposed NW 13th cal-de-
sac. The lots of 4-7 will take access from the cal-de-sac at NW 13th and the proposed 40 foot wide
cross access easement between the lots. In addition the developer understands and will share with the
future buyers the possible need for additional access depending on the type of uses and buildings
proposed on these lots in the future. These future uses may need additional water and access due to the
building size and location. The developer plans to build all of these buildings if at all possible and he
understands he may need to comply with additional requirements to comply with the Fire Code
requirements. The developer has attached examples of possible types of building they envision will be
built on the site when the city approves the annexation and preliminary pLat.
The total site is approximately 32.75 acres and currently under agricultural uses with no existing
buildings. There is water and sewer and other utilities available for the developer to go get to the north
and south. We believe this request is identical to the other requests in this area and would ask the
City's approval.

To Whom It May Concern:
Creamline Associates, LLC, is planning to develop 32.75 Acres on Franklin Road in Meridian
Idaho. The name of the development will be Creamline Park Subdivision, and will consist of6
industrial lots in the northern part of the project, and 4 commercial lots that are adjacent to
Franklin Road.
The goals that we are attempting to reach for construction types, designs, and layout are depicted
by the pictures enclosed with this letter. We have also enclosed a conceptual layout for the
project that shows how the buildings might sit on the proposed lots.
This project will be very positive for the community as it will attract businesses that are looking
to build new facilities in the Meridian area. Our goal for the commercial lots on Franklin Road
will be to attract retail or service type businesses, or any allowed use for the C-G zone per city
ordinance. The industrial lots will attract warehouse/storage facilities, wholesalers, distributors
and companies that do light manufacturing, or any allowed use for the I-L zone per city
ordinance. Although we do not have any tenants committed to any of the lotsl we feel the
location and layout will make this project very attractive for businesses.

Gentlemen:
Creamline Associates LLC is requesting the City of Meridian's approval of an annexation of 32.5
acres located in Section 12 T.3,N., Rl W. With 25.3 acres proposed for I-L zoning and the
remaining 7.2 acres zoned C-G. The annexation request is contiguous to the Meridian City limits
from all four sides of the property. To the north of the site is Union Pacific Railroad and Sunbridge
Health Care in a L-Q Zone and to the east is a I-L Zone and has two uses of 84 Lumber and The
Storage Place self storage complex. On the south-side of Franklin Road is Crestwood No. 3 in an
R-4. Portion of the west-side is not annex yet and is in R-l Ada County zone and one property in
the south is CC zoning and at our northwest comer is another property with L-O zoning.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) ) I-SA-50, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (I 0) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC II-SA-S.
