HomeMy WebLinkAboutCC - Narrative 001W - IVO'r Adero ar lxe - s e Adero Park No. 1 Final Plat Application Narrative The Adero Park No. 1 Final Plat represents the next step in formalizing the subdivision of an existing developed property located within the Adero Park Planned Development. The purpose of this application is to finalize the platting process for the area consistent with the approved preliminary plat and development approvals already granted by the City of Meridian. Project Description and History The property included in this application was previously developed as part of the broader Bridgetower project. Unlike a typical subdivision, all streets,utilities, and landscaping improvements for this site have already been constructed and are in place. The site's infrastructure was completed under prior development permits and has been inspected and accepted by the appropriate agencies. As a result, this final plat request is primarily an administrative step to formally record the existing lot configuration and ensure alignment with the City's platting requirements. The Bridgetower project was originally envisioned as a master-planned community that integrates residential, commercial, and open space elements. Through the earlier phases of construction, all public and private improvements were completed in accordance with the City's approved plans. No additional grading, roadway, or landscape construction is necessary as part of this application. Additionally, the Bridgetower West Neighborhood was originally preliminary plated with a development agreement that required a 10.2-acre park. The majority of that park area was never dedicated to the Bridgetower West Homeowners Association, and the prior approvals for the Bridgetower West Neighborhood have since expired. The Adero Park Mixed-Use application now includes the remainder of the park that was never dedicated to the Bridgetower West HOA. This will provide a path for the current property owner to record a final plat establishing the correct parcel size to meet the original development agreement requirements and to allow the parcels to be deeded to the HOA as originally intended. Application Components and Applicable Requirements Because this project is not a new subdivision and does not involve new improvements, several typical final plat application components are not applicable to this request. Specifically, the following items have not been submitted, as they do not apply to the current situation: • No Common Drive Exhibit—There are no shared drives proposed or required within this plat area. • No Emergency Access Exhibit—All emergency access routes are existing and in compliance with prior approvals. • No Amenity Details—All amenities were completed as part of the overall Adero Park development and no new amenities are proposed. Adero Mixed-Use Neighborhood—Narrative 12.17.2024 Page 1 001W - i/19k • No Storm Drain Calculations—The existing storm drainage system was designed, reviewed, and constructed under prior approvals and remains unchanged. • No Engineer Statement—No additional design work or engineering modifications are required to support this final plat. • No Private Streets—All streets serving this plat are public and already constructed. • No Landscape Plan—All landscaping is existing and was completed as part of the prior development. • No Engineering Drawings—All required infrastructure improvements have been previously designed, reviewed, approved, and constructed. Conclusion The Adero Park No. 1 Final Plat is a formalization of existing, built conditions within a previously approved and completed development. All required infrastructure, street, and landscaping improvements have already been constructed, and the site is fully functional. The application simply provides for recordation of the final plat consistent with the existing development pattern,prior approvals, and the City's adopted plans. "-1 I Oo- 1W AIFO Ilift Exhibit B - Site Plan The Adero Park Mixed-Use Neighborhood will include 69.18 acres of mixed -use commercial, office and single-family homes, and the finalization of the Bridgetower West Park offering much-needed commercial and housing options in northwest Meridian. The additional residences will help support nearby commercial and retail areas along the Ten Mile Corridor. Walkability is encouraged through pathways connecting to regional trails, parks, Plaza's, amenities, and landscaped boulevards throughout the development will foster a welcoming sense of community.
