HomeMy WebLinkAboutPortico Place Sub Memo 3-06CC INTEROFFICE MEMORANDUM TO: CITY COUNCIL FROM: SONYA WATTERS, ASSOCIATE CITY PLANNER SUBJECT: PORTICO PLACE (AZ-06-052, PP-06-053) CITY COUNCIL HEARING DATE: MARCH 6, 2007 DATE: MARCH 1, 2007 CC: CITY CLERK, RON SARGENT (APPLICANT) On February 6, 2007, the applicant for Portico Place requested that the City Council reconsider their decision of denial from the January 23, 2007 hearing on the subject applications. The City Council approved the applicant’s request for reconsideration based on the attached letter submitted by Ron Sargent, dated January 26, 2007. A copy of the most recent staff report is also attached for Council’s review. The applicant is proposing the following changes to their original request: ? The elevations of the homes have been redrawn to create a better visual appeal (see attached elevations). Staff has reviewed the four revised elevations and deems the two colored elevations with the garages on the ends to be very similar, if not the same, as those previously submitted. The two new elevations have more roof area due to the gables on the ends and varying roof planes. There are also front columns shown on both of these elevations along with windows above the both of the garages on one elevation and windows above only one of the garages on the other elevation. A mixture of three types of siding materials are shown on each of the elevations submitted. ? The request for direct access from the existing home to McMillan Road has been withdrawn. The “proposed secondary access from existing house to N. Beethoven Avenue” shown on the original attached plat will be the sole access for the existing home on Lot 17, Block 1, which complies with the City’s and ACHD’s requirement for access to be taken internally from within the subdivision with no direct lot access to arterial streets. ? The original request for Alternative Compliance to the required landscape buffer along McMillan Road to be reduced to 25 feet where the existing house is located is now being modified and only a 5 feet reduction in buffer width is requested to 30 feet. Staff is in support of the requested reduction in buffer width to 30 feet where the existing house is because if the full 35 foot buffer is required, the buffer would abut the front of the existing house. Staff is in support of the revisions made to the subject application by the applicant.
