Please find this email in response to our conversation from earlier today regarding the Bellabrook Villas
project. Each of the dwelling units will have a covered patio to meet the requirements of Chapter 4, 11-4-
3.27, B.3. The site design requirements for multi-family housing specify that 80 sq. ft. of private, usable
open space shall be provided for each unit. The project exceeds this requirement by providing covered
patios for each unit. The covered patio sizes are as follows:
a. Three Story Units -180 sq. ft. of covered patio I unit.
b. Duplex Units at south end of project & End units on Four-Plexes - 96 sq. ft. of covered patio I unit.
c. Duplex Units at North East corner of property - 108 sq. ft. of covered patio I unit
Chapter 4, 11-4-3.27, B.7 identifies requirements for a directory and map of the development, a property
management office, and a maintenance storage area. A directory and map of the development will be
provided at the entrance or a convenient location within the development. An office to manage the
condominium association business will be provided within the president of the condominium association's
dwelling. A 10-foot by 12-foot maintenance and enclosed storage area will be provided within the open
space located near the east side of units 9 & 10.
